Minimum Bid: The property is being offered in an Online Only Auction, Minimum Bid plus 10% Buyer’s Premium.

Bidders Registration: All prospective buyers must register to bid. A $10,000.00 cashier’s check or wire transfer payable to United Country Real Estate- Prestige Auction, LLC will be required to bid at the auction. A 10% buyer’s premium will be added to final bid and included in total  Contract Price, a 10% non-refundable earnest money deposit will be due immediately after being declared the buyer. The remainder of the earnest money deposit can be paid by check or wire transfer.  This amount will be applied to the purchase price and will be deposited in the brokers escrow account. The $10,000.00 cashier’s check or wire will be immediately returned in the event the bidder is unsuccessful. Bidder must sign and submit Terms and Conditions, Bidder Registration Form and Property Information Package Receipt along with certified funds to receive a bidder number.

 

Bidding Registration: Online bidder hereby agrees that they must properly register for this online auction by:

Bidding Opens/Closes: The Online Only Auction (ie. Internet Auction), bidding shall be opened August 14, 2020 and will close October 1, 2020 at  1:00 P.M.- MST

Property Previews: It is highly recommended that all bidders personally inspect the property prior to placing any bids in the auction. Property inspections are the sole responsibility of the bidders.

No Financing Contingency: By participating in this auction, bidders hereby agree that their bid shall NOT be subject to the bidder’s ability to obtain financing and there are no financing contingencies.  The balance is due in cash or new loan at closing within 30 days. 

Buyer’s Premium: A Ten Percent (10%) Buyer’s Premium shall be added to the final bid price placed online, which will determine the Total Contract Sales Price.  Bidders hereby understand that the Buyer’s Premium shall be added to the winning bid to create the Total Contract Sales Price for which they are obligated to pay for the property. 

Purchase Contract: Winning bidder hereby agrees to enter into an Auction Buy/Sell Contract to Purchase the property immediately upon being declared the Successful Bidder by the Auctioneer.  Upon the close of the auction the winning bidder will be forwarded via email an Auction Buy/Sell Contract to Purchase the property for electronic signature. Purchase Contract must be signed and returned, along with earnest money deposit, within than 24 hours from being declared the winning bidder.

Earnest Money Deposit: Upon being declared the high bidder an earnest money deposit of Ten Percent (10%), of the total Contract Purchase Price (which includes the buyer’s premium), must be be wire transferred or hand delivered in the form of certified funds to United Country Real Estate| Prestige Auction.  Wire Transfer Instructions will be emailed to the winning bidder and verified through a phone call.

Closing: Closing shall be on or before October 10, 2020. Out of state buyers will be afforded the opportunity to close via email, mail and wire transfer of certified funds.  

           
Title Insurance: 
A Special Warranty Deed will be supplied by the seller at the seller’s expense giving marketable title subject to restrictions of record (located in the Property Info Package located on Company website). Title Insurance will be at the Buyer’s expense.

Property Taxes: Will be prorated to the date of closing.
